Waterman Village Shopping Center is an attractive neighborhood shopping center located on Fairfield’s “West Side.” The Center is surrounded by new and expanding residential subdivisions, including Rancho Solano, Rolling Hills, and the future Surpas Ranch residential development.
Waterman Village is a 6.62 acre site with signalized access from Waterman Blvd. to the north. Along the east property line is the west bound on-ramp to the Interstate 80 (I-80) freeway. The rear portion of the project, to the south and west, is adjacent to the neighboring residential area.
The Center enjoys fantastic visibility from I-80 and easy access from Waterman Blvd. An average of 102,000 cars travel the I-80 corridor each day. Approximately 13,840 cars travel Wateman Blvd. each day, which makes Waterman Village the preferred retail location on the West Side.
Waterman Village is comprised of approximately 72,000 square feet of neighborhood retail/service stores. The Center is anchored by a 46,468 square foot Safeway Marketplace. Adjacent to Safeway is a 13,650 square foot “Shops Building” with depts ranging from 64' to 67'. Wells Fargo Bank has built a 4,715 square foot free standing bank Branch building. The “Pad Building” is 7,080 square feet located along Waterman Blvd. with great visibility from the Waterman/Hilborn intersection.
Design Intent
The Waterman Village Shopping Center building and site improvements have been designed to be architecturally compatible with the surrounding residential neighborhood. The emphasis of the design intent was to create a high quality up-scaled center with easy access, good internal circulation and great visibility from Waterman Blvd. and I-80.
Safeway Marketplace anchors the Center at the far end of the site requiring customers to first travel past the Shops and Pad buildings. Good signage visibility for all buildings and open storefront designs make the tenant spaces both noticeable and attractive to visit.
The Center is clad in a rich brick veneer material with accent banding to provide the look of both high quality and permanence. The walls are accented with colorful canvas awnings above the storefronts which give the Center more interest and a festive appearance.
While the Design Intent of Waterman Village is to preserve, compliment and enhance the overall design elements and theme as established by the Architect, it is also to encourage and require imaginative and distinct store design by each tenant and each tenant's architect and to execute each tenant store design in the highest quality materials and methods of construction consistent with the overall Center image. Each tenant should strive to create its own merchandising identity and customer attraction.
