GENERAL DESCRIPTION
Union Landing is a 33-acre neighborhood and entertainment shopping center comprising 350,000 square feet, including a 25-screen Century Theatre, a 66,000 square foot Albertsons, Borders, numerous shops and restaurant pads. The project was developed as a venture between SyWest and Gray & Reynolds Properties. Located fronting I-880 between Alvarado-Niles and Dyer Streets, the site was within the Redevelopment Area 100-acre Dyer Triangle. Center construction started in spring 1998 and completed fall 1999. Restaurant pads were leased and built through 2000. Joint planning sessions began with the City of Union City in the fall of 1996 and included project coordination with other property owners within Dyer Triangle, including an existing Wal-Mart.
An OPA (Owner Participation Agreement) was executed in December 1997. Union Landing was the second property owner after Wal-Mart to develop within the Dyer Triangle.

DISCUSSION
This project required critical CPM coordination: 1) between the City's civil engineering design and construction of the off-site street improvements and the developer's on-site improvements; 2) to fulfill SyWest's requirement to open the 25-screen Century theater by Christmas, 1998; 3) to satisfy the developer's need to coordinate with the utility agencies for timely underground distribution to the site; and 4) because of the lower bearing capacity, expansive nature of the on-site soils. Gray & Reynolds and SyWest managed the sequencing and coordination of all construction for the site work, which required them to take direct responsibility as the site general contractor.
SIGNIFICANT ACHIEVEMENTS
There is no loan encumbering the 33-acre property, and SyWest continues to own and manage Union Landing as part of their long-term investment portfolio. Union Landing continues to be the largest multi-plex theater entertainment complex in Northern California. The development team of SyWest and Gray & Reynolds, working with its architects, traffic engineers and consultants, created one of the first retail site plans to solve the parking use problems of locating both a multi-screen theater and a super-grocery on the same site. The mutual synergy created by both continues to make Union Landing one of the most sought after I-880 locations by retailers in the Bay Area.
