Gray & Reynolds Properties is a privately-held California corporation doing business in the greater Bay Area. The firm is dedicated to the development of high-quality commercial retail and entertainment properties, which are held for investment and self-managed in its long-term ownership portfolio. The company was founded by its two principals, Daniel R. Gray and Peter M. Reynolds, with the express focus of specializing in retail development. Prior to 1995, both Mr. Gray and Mr. Reynolds were senior development managers and partners at the Concord-based development firm of Reynolds & Brown; Mr. Reynolds for 16 years, Mr. Gray for 10. Mr. Gray and Mr. Reynolds learned the commercial real estate business from, and have retained the development philosophy of, the highly-respected principals of Reynolds & Brown, Mr. David A. Brown and Mr. Jon Q. Reynolds. Both Mr. Gray and Mr. Reynolds continue as partners in a number of Reynolds & Brown-managed commercial properties, including several very successful shopping centers.

Working together both at Reynolds & Brown and Gray & Reynolds Properties, Mr. Gray and Mr. Reynolds have successfully developed more than two million square feet of regional, neighborhood, entertainment and specialty shopping centers. Gray & Reynolds prides itself on continuing to build its reputation as a local firm, retaining local and experienced professionals for its projects, designing and building enduring first-class commercial properties by emphasizing a strong attention to material workmanship, finish and detail. The company takes a community-driven approach to determining the best tenant mixes for each retail property based in large part on neighborhood demand and preference. On-going dialogues with neighborhood groups through multiple briefing sessions and focus groups have contributed to the company’s success.

Gray & Reynolds has successfully worked with the following governmental agencies: Army Corps of Engineers, California Department of Fish and Game, Regional Water Quality Control Board (RWQCB), Bay Conservation and Development Corporation (BCDC), California Department of Transportation (CalTrans), Federal Aviation Administration (FAA), and California Department of General Services (DGS).

The portfolio of Gray & Reynolds Properties includes the highly acclaimed and award-winning redevelopment project of Fruitvale Station Shopping Center in Oakland, California, the first new neighborhood shopping center to be built in that city in the past twenty years, and the equally acclaimed and award-winning Union Landing Shopping and Entertainment Center in Union City, the largest multi-plex theater complex in northern California, co-developed with SyWest and Century Theaters. Mr. Gray and Mr. Reynolds also redeveloped the South Valley Plaza Shopping Center in Gilroy, California, and built the Vintners Golf Club in Yountville, California. The company plans to break ground shortly on a new mixed-use marine recreational-office project with the Port of Oakland, located along the Oakland waterfront and comprised of retail boat dealerships, marinas, and office uses.

DANIEL R. GRAY
OPERATING PARTNER

Prior to co-founding Gray & Reynolds Properties with partner Mr. Peter Reynolds in 1995, Mr. Gray was the senior marketing director at Reynolds & Brown. In this primary capacity Mr. Gray was involved in the development and management of four shopping centers with Mr. Reynolds and their partners, including the tenant leasing for the award-winning Marina Square Shopping Center in San Leandro, California. As a co-founder of Gray & Reynolds, Mr. Gray lead the development team for the award-winning urban in-fill Fruitvale Station Shopping Center in Oakland, California, a joint venture with the Del Monte Food Corporation who sought numerous proposals from developers to redevelop their vacated and dilapidated Del Monte Cannery Plant before selecting Gray & Reynolds to be their venture partner. Mr. Gray is a member of the International Council of Shopping Centers and serves on its Northern California Program Committee. He is active in the San Leandro Chamber of Commerce, having served on many boards including Chairman of the Economic Development Committee.

PETER M. REYNOLDS
PARTNER

Prior to co-founding Gray & Reynolds Properties, Mr. Reynolds was a development partner and project manager at Reynolds & Brown. His responsibilities included land acquisition, governmental approvals, budgeting, marketing and leasing, with a strong focus on design and construction. Mr. Reynolds has a background as a licensed general contractor in the State of California. Working with Mr. Gray and partners, Mr. Reynolds served in these capacities in developing four local shopping centers at Reynolds & Brown, as well as numerous other commercial projects including Concord’s Waterworld USA and the 350,000-square-foot Concord Airport Plaza office complex for which he was the project manager. Mr. Reynolds’ role in the proposed new redeveloped Contra Costa Center will include land acquisition, budgeting and finance, with an emphasis on design and construction.
